Before you arrive
House Rules
These House Rules let Guests and Visitors know the rules governing their permission to enter and occupy the Property. Please take a moment to read them before you arrive — they keep the house, and our neighbours, happy.
1
General requirements
Guests and Visitors must comply with all House Rules, any by-laws, and any reasonable instructions from the Manager. Please notify the Manager promptly of any neighbour dispute or complaint so we can help resolve it.

Noise & residential amenity
Guests and Visitors must not create noise that is offensive or excessive to the occupiers of neighbouring properties, especially between 10:00 pm and 8:00 am.
Excessive noise may result in eviction and the loss of the rental and security deposit. Anti-social behaviour is not permitted — please keep your impact on the neighbours to a minimum.

Visitors
Please keep the number of Visitors within the agreed limits, and ensure any Visitors also follow these House Rules and the booking terms.

Gatherings or functions
The Property is not a party house and parties or functions are strictly prohibited. Any permitted gathering must not conflict with the residential amenity of the neighbouring properties.

Parking
Parking is on the front lawn — there is no driveway or street parking at the Property. Please park considerately on the lawn and show consideration to the neighbours.

Garbage & recycling
Please dispose of all waste and recycling in the allocated bins, and don't leave excess rubbish in public areas. Bins are placed kerb-side on collection day — the bin days and recycling schedule are set out in your welcome email and the in-house guide.

Security
Please close all windows and doors whenever you leave the Property, to keep it secure.

Deck & balcony areas
Please limit how many people are on the smaller balcony at any one time, due to the space available.

Smoking
Smoking is not permitted indoors. If you smoke outside, please use the ashtrays or butt bins provided.

Pets
Rocks Beach House is not pet-friendly. Pets and other animals are not permitted at the Property.

Barbecue
Please keep the barbecue area clean, and turn the gas bottle off when you leave. If the gas bottle runs out, a Swap'n'Go refill can be reimbursed on production of the receipt.

Damages & breakages
Please report all damage and breakages to the Manager. Anything beyond minor wear and tear may be deducted from the security bond.

On departure
Before you leave, please lock all doors and close the windows, and leave the house clean and tidy. Return the keys as directed in your welcome email (or leave them on the kitchen table if no instructions were given). Turn the barbecue gas off and tidy the shed.

Compliance
Any breach of these House Rules is a breach of your occupancy terms. The owner or Manager may evict any Guest who refuses to comply, or who causes a nuisance, without refund.
